Ask five vendors what an agent website costs and you’ll get four demos and a quote. Here’s the straight version, with the ranges independent reviews actually report as of mid-2026 — including the setup fees and add-ons that don’t appear on homepages. Prices change; confirm anything here with the vendor before you sign.
The four tiers of the market
1. DIY builders ($10–$50/month). Wix, Squarespace, WordPress with a cheap theme. Fine for a digital business card, but real IDX search typically means bolting on a third-party plugin ($30–$100/month more), and nothing about the site connects to follow-up or a CRM. The real cost is your weekends — you are the webmaster.
2. Template platforms ($80–$500/month). Purpose-built for real estate: Placester, Real Geeks, AgentFire and similar. You get IDX out of the box and sometimes a CRM. Watch the fine print: Real Geeks is commonly reported around $299/month base plus onboarding and per-user fees, with 6–12 month commitments; AgentFire’s advertised ~$149–$165/month sits atop setup packages reported from $700 to several thousand dollars, with plugins and design work billed on top.
3. Premium design agencies ($250–$1,500+/month, plus setup). Luxury Presence is the flagship here. Independent reviews report entry tiers around $250–$500/month, premium tiers up to ~$1,500/month, and setup fees of $3,500–$5,000 — realistic first-year costs from roughly $7,000 to over $20,000 before ad spend. What you’re buying is genuinely premium design and an in-house marketing agency. Whether that’s what your business needs is a different question than whether it’s impressive.
4. Enterprise all-in-ones ($499+/month). BoldTrail (formerly kvCORE) and similar platform suites. Reported around $499/month for solo agents with annual contracts as the default, scaling with seats. Built for brokerages; heavy for one producer.
The questions that matter more than the sticker price
- Is the price published? If you need a demo to learn the number, budget negotiating energy too. (Most platforms in tiers 3 and 4 are demo-quoted.)
- What’s the first-year total? Monthly price × 12, plus setup, plus required add-ons, plus the ad spend some platforms assume. A “$299/month” site can be a $10,000 first year.
- What happens when you leave? Month-to-month with data export is a different product than a 12-month contract where the leads live in their system.
- Does it connect to anything? A website that doesn’t feed a CRM and trigger follow-up is a brochure at any price.
